We build high-quality commercial and social housing across the country and have excellent working relationships with design teams, consultants planning departments and suppliers. This means we can put together highly effective partnerships to deliver projects on time and on budget. Working to the highest regulatory standards and across a wide variety of contract types, we have particular expertise in projects which are on complicated brownfield sites, require innovative design and cost solutions and have high sustainability goals.
We have a long track record converting, refurbishing and building commercial properties. Working as either a developer or principal contractor, we offer a wide range of experience of new build projects across many sectors, including retail, commercial and health. We are highly experienced in partnering with our clients and can deliver a wide variety of traditional and more innovative construction techniques. We are also trusted providers of complex fit-out and M&E services installations.
We provide a wide range of refurbishment and improvement services, from insurance repairs to full building renovations. Where appropriate, we take a strategic approach, using surveys and tenant engagement to develop detailed refurbishment plans. Our services include major repairs, roofing and rendering, cladding, CTI schemes, SHQS upgrades, DDA works, multi-storey upgrades and common area and landscaping works.
We deliver a comprehensive range of development services on a stand-alone basis or as part of wider framework agreements. We work with procurement and delivery partners such as the Scottish Procurement Alliance (SPA), Link Group and Sanctuary Housing Association. Our services include site identification, land acquisitions, feasibility plan development, SHIP proposals, construct-only contracts and design & build.
To help South Ayrshire Council deliver its social housing and child care targets, we constructed 19 new socially affordable houses and a children’s residential care unit in Forehill. The new homes are a mixture of one-bedroom cottage flats, two and three-bedroomed terraced and semi-detached houses and one detached home suitable for people with particular mobility requirements. The homes and children’s centre were all built to the latest sustainability standards, which ensured they are economical to run and easy to keep warm. All of the properties were specially designed to match each other in style and to complement the existing homes in the surrounding neighbourhood. Feedback from the local community on parking facilities, green spaces and lanes was also incorporated into the design.
Working as Principal Contractor, we completed a private residential development of 13 two-storey houses in two terraced blocks. The rear terrace was made up of six homes within an existing staff accommodation building. The front block comprised of seven new-build properties. Each block was rendered externally with natural slate and fitted with timber sash and case windows. Internally the properties were finished to a high standard. The project was completed on budget and within the required deadlines. We were commended for our approach to working with neighbouring tenants during and after construction.
We turned a former shop in Fife into a four-bedroom home. The owners of the C-listed building wanted to create an open living space and maximise light exposure within the property. To achieve this, we demolished the rear extension and constructed a replacement. Existing walls at the rear of the house were removed to create an open-plan, light-filled kitchen, dining and living area. New roof lighting was also used to maximised the flow of air and light throughout the home. The right balance between old and new was achieved by repainting the listed front elevation and retaining traditional interior features. Access was a major challenge on this project, as the property was located on a very narrow road. This meant that the careful management of deliveries was essential.
Working on behalf of the North Glasgow Housing Association, we were the main contractor for the complete refurbishment of the Association’s two-storey office in the city. The project included the construction of a new single-storey extension to increase the size of the building’s reception and meeting room areas. It also involved a wide range of other elements, including the complete renewal of the building’s services (including central heating) and the installation of solar panels and IT and telecommunications cabling.
We undertook the full-scale refurbishment of the Cartsdyke Apartments in Greenock over a two-year period. This involved the installation of an insulated roof covering, the improvement of render, which had been damaged by storms, the addition of curtain walling to the building’s staircase enclosures, significant upgrades to communal areas and the installation of a 210kw wood-pellet burning biomass system. The project also involved upgrades to the glazing, kitchens and bathrooms in all of the property’s 49 flats. A dedicated Client Tenant Liaison Officer was also employed to act as a ‘voice’ for residents, undertaking extensive consultation prior to project commencement via community meetings and workshops.
